Tri-Level House Plans - Tri Level Home Plans - Tri Level Floor Plans
A tri-level home is a style of house in which the floor level of one part of the house is about half way between a floor and its ceiling of the other part of the house. The main floor typically contains a living room, dining room, and kitchen. There are typically two small sets of stairs that attach the main floor of the house to the two story section. One set leads up, typically to bedrooms and a bathroom, while the other set leads down to a family room, another bedroom and bath, and again down again to the basement area. The first floor is built halfway between the basement and second floor, with the second floor being above the livable lower level area and the main floor above the basement.
Building characteristics and property considerations:
A Tri-Level is a split level design where the garage and foyer floors are typically at the same height as the main floor. However, there are designs where the garage is at the same height as the lower level and the main floor and foyer are approximately 4 foot above. From the front elevation the stairs comes from the level of the drive way and goes to a landing at the main floor level. A second level is placed off to one side approximately 4 foot above the main floor to accommodate the bedroom area. The Tri-Level home has several property options...
- If the water table is low and the land is flat you can put the foundation under the main floor area in the ground 6 to 7 foot, this will require little to no fill sand. Because of the split level design and depending on if the garage is at the lower level or main floor level you can have daylight or walkout under the bedroom area.
- If the property has a high water table, every part of a tri level home will still work, but a crawl space should be considered under the main floor area. This area is typically where the furnace and hot water go, so also consider the extra costs for special systems.
