The bi-level house plan is a less popular variation of the Raised Ranch house plan and has two levels. A split-entry plan generally has a main floor with all the living spaces including the kitchen, dining room, living room and bedrooms, and a basement completely exposed except for any fill brought in to put against a daylight wall or 3 foot of fill. The front door leads to an entryway between the two levels, with stairs leading up and down. The bi-level house makes less use of space than the raised ranch home because the garage takes up part of the basement space. Bi-level homes are also great speculation homes for builders as they are typically less expensive to build and offer better living space on two levels.

Building characteristics and property considerations:
A Bi-Level has the garage floor and the lower level at the same height.  From the front elevation the stairs comes from the level of the drive way and goes to a landing in the middle of the house.  When you enter the foyer you have the option of going up to the main floor or down to the lower level. 

• The Bi-Level home is best suited for flat lots with a high water table.  
• However, if the lot requires a septic system; fill sand will need to be brought in and built above the existing ground level, leaving a large mound somewhere around the home.
