Two Story House Plans - Two Story Home Plans - 2 Story Floor Plans
Two-story homes and two story house plans are those that have two levels, not including the basement. Years ago, two story homes were always more economical to build per square foot than other single level or split level houses. But in recent years, 2 story house plans and 2 story homes have too many jogs and expensive details for that to be true any more. Yes it is true that most simple rectangular two story homes have foundations or basements that are smaller and the roof is smaller, all it takes is a request for a master to be on the main floor and the foundation and roof just jumped to that of a ranch or split level house.
Building characteristics and property considerations:
A Two Story has the garage and foyer floor at the same height as the main floor like a ranch, and the second floor is placed on top of the main floor. The Two Story home has several property options...
- If the water table is low and the land is flat you can put the foundation in the ground 6 to 7 foot, this will require little to no fill sand. This option will cost you less money for several reasons, but does not lend itself to a usable lower lever living area. Resale could be touch.
- If you want to raise the home out of the ground 4 foot you can get daylight windows in the lower level. Lots or properties with a slope to the rear of the property are best suited for daylight or walkout lower levels. However, if your property is flat, this option will cost more to bring fill dirt in and placed around the front and sides of the house, inside the garage and driveway. There is also more cost to adding windows and wood walls to the basement. But considering the living space you gain, the lower level can be finished for less than half the cost of space finished above grade.
